Concept Agreement for Short-Term Rental Services

This Agreement is made between:

Hereinafter referred to as the “Client”

and

Contractor:

Hereinafter referred to as the “Contractor”

Collectively referred to as the “Parties”.

Article 1 – Purpose of the Assignment

The Client engages the Contractor to provide commercial support for the short-term rental of holiday accommodations. The services aim to increase occupancy rates and online visibility of the rental properties, while reducing workload and improving the guest experience.

Article 2 – Services

The Contractor shall perform the following services:

1. Active commercial acquisition of renters through online platforms, including but not limited to Airbnb, Booking.com, VRBO, and other relevant channels.
2. Handling reservation requests and maintaining guest communication before, during, and after the stay.
3. Optimizing the presentation of the rental properties (descriptions, photos, pricing).
4. Periodic reporting on reservations and performance results.

Article 3 – Compensation

1. The Contractor shall receive a commission of 20% of the net profit, after deduction of fixed costs such as cleaning fees, platform fees, and tourist taxes.
2. Commission payments are made bi-weekly, and no later than 10 days after the end of the respective month.
3. There is no fixed monthly salary; compensation is fully performance-based.
4. The Contractor will issue an invoice including VAT for the commission.
5. Any bonuses or additional compensation will be agreed upon jointly and confirmed in writing via email.

Article 4 – Term and Termination

1. This Agreement shall commence on [Day] [Month] 2025.
2. The Agreement is entered into for a period of three (3) months, with the option to extend by mutual agreement.
3. Either Party may terminate the Agreement early with a notice period of 14 days.
4. Upon termination, the Contractor will properly transfer all ongoing reservations and relevant client information to the Client.

Article 5 – Working Method and Reporting

1. The Contractor operates independently and determines their own working hours.
2. Access to platforms will be granted and managed securely by mutual agreement.
3. The Contractor shall provide weekly reports on bookings, guest feedback, and social media activities.
4. A short monthly evaluation will take place between the Parties.

Article 6 – Confidentiality

The Contractor is obliged to keep all confidential information obtained during the execution of this Agreement strictly confidential. This obligation remains in force even after termination of the collaboration.

Article 7 – Liability

The Contractor will perform the services to the best of their knowledge and ability but cannot be held liable for indirect damages, loss of profit, or consequential loss.

Article 8 – Intellectual Property

All texts, photos, and social media content created on behalf of the Client shall remain the property of the Client.

Article 9 – Force Majeure

Neither Party shall be held liable in the event of force majeure (including but not limited to natural disasters, pandemics, or government measures).

Article 10 – Final Provisions

1. The Contractor operates as an independent entity and is responsible for their own tax obligations and any required insurance.
2. Amendments to this Agreement are only valid if agreed upon in writing and signed by both Parties.
3. This Agreement is governed by Dutch law.
