- Scoring: 1–5 (1 = major work needed, 5 = move-in ready)
- Compliance
- Local permits for short-term rentals
- Safety requirements (smoke detectors, fire extinguishers, locks)
- HOA or community restrictions
- Scoring: 1–5 (1 = non-compliant, 5 = fully compliant)
- Photography Feasibility
- Natural lighting and room layout
- Visual appeal and “Instagram-worthy” potential
- Ease of staging for professional photos
- Scoring: 1–5 (1 = poor visual potential, 5 = excellent photography-ready)

- Internal Property Score: Average of the four criteria (1–5)
- Decision Thresholds:
- 4.0–5.0: Go – property is highly ready for short-term rental
- 3.0–3.9: Conditional Go – minor improvements recommended before listing
- <3.0: No-Go – significant work needed before rental
